How does Solil Management run each of its buildings?
Each building in their entire portfolio is assigned a specific superintendant. The super for the building is always the first point of contact for tenants. After the super, their are building manager's assigned to each building. So if the problem can't be solved by the super, the building manager is then in charge. The doorman buildings also usually have on-site maintenance crews, multiple doormen, and a live-in manager. Their main office has a leasing office with a leasing director and many associates. In total it is estimated that their portfolio of manhattan rental buildings employees hundreds if not over a thousand personnel.
How big is Solil Management?
Solil Management is one of the largest private land owners in Manhattan. They own hundreds of buildings and thousands of apartment units. The original principle of Solil Management is Sol Goldman whom spent his life amassing one of the greatest real estate fortunes in American history.
I will be graduating in May, and moving to New York in July. I have been looking at apartments online, but none seem to be available for lease in the summer. Is there anyway to find a place to rent before my semester ends?
It is possible to find available apartments to rent in July before leaving school, but will require diligence on your behalf. A majority of leases require a tenant to notify the landlord that they will not be renewing their lease either 45 or even 30 days before the lease terminates. So the time that will be easiest to begin your search would be a month and a half ahead of your prospective move. However, it is possible that a landlord will be notified earlier of an upcoming vacancy. Use your time now to locate specific landlords and buildings that you would consider living in. Contact them to see if they have anything coming up in the near future, and then stay in contact as your move-in nears.
I am trying to pick a day/time see apartments, when would be the best time to see as many apartments as possible?
Unfortunately Monday thru Friday 9-5pm will offer you the most apartments to view at one time. Most buildings do not have doormen or on-site leasing staff, and without either of those options you'll need to rely on the supers to view apartments. Like most apartment hunters, supers generally work weekdays with traditional hours. Sometimes there will be access at other times, either by open house or other accommodations made by the owner. However, taking time out of the week will definitely allow you to maximize the time you do have to view apartments.
I found an apartment I want to go look at, but I called the super of the building and he/she told me they only deal with broker's - what should I do?
Urban Sherpa has agreements with some landlords whom ONLY work with brokers outside of their agreements with our company. In these instances, their building super's may be used to dealing only with brokers and as a result may resist showing prospective renter's unrepresented. The best thing to do is to call the landlord's main office. Tell them a super is not willing to show you and certainly they will help you from there. Usually there will be a main number for the landlord. Otherwise, just give us a call at Urban Sherpa and we'll sort it out.
I want to put up a wall in the apartment I am about to rent - will the landlord pay for that? Who do I have to talk to about that?
Every building in Manhattan has a different policy regarding walls, partitions, and converting or sharing apartments. As a rule of thumb, the landlord's office is the first place to start, as after all, they have your security deposit - so following their rules is likely the best way to go. Sometimes, the superintendent or the building manager will be able to help you determine if putting up a wall is possible. Often times they will either be able to oversee the project themselves for a few extra bucks or be able to refer you to someone who can. Furthermore, sometimes the building manager, the landlord's main office, and/or the superintendent may have different ideas about what is possible and what is not. Its best to check with all three (if your building has one of each) before proceeding. Lastly, neighbors in the building, a broker who has rented apartments in the building, or another employee/agent of the landlord may be able to give you tips about the rules and policies for a building and putting up walls there. Where can I find contact numbers to view an apartment?
The first place to check is on the apartment's information page. There is a section labeled "showing" which in many cases provides you the phone number to call for assistance in seeing that apartment. "Showing" may also direct you to the apartment description if the contact information is different for each apartment in the building. If you are having trouble gaining access from these phone numbers you can then call the building's owner/manager, and their number can be found on the "Landlord Info" page.
Does Urban Sherpa exclude ANY information from the website?
Urban Sherpa goes to great lengths to include every possible piece of information we have about any building or landlord. There are times where the judgment of our firm supersedes our ability to post certain information (i.e. a superintendent's apartment number) and in such cases there is some information that can be gleaned from calling us as opposed to depending entirely on the website. I have found a few apartments on your site I would like to see - will you please set up appointments for these apartments for me?
Urban Sherpa does not schedule appointments for renters. We are not able to give each and every user of this site detailed attention to this degree. We are here to organize information, maintain accuracy, and assist/consult with renters and hunters alike as they encounter issues in the process. Unfortunately, we are unable to schedule appointments.
I went to Keyah, picked up keys for one of their units, and now I want to rent it. But no one ever showed me any apartments and I still have to organize all of my paperwork for them AND they still want me to pay a fee. Why is that? Can I avoid this?
Keyah Enterprises is the exclusive broker for Sackman Enterprises. So while technically, Sackman is the landlord and Keyah is the broker - Keyah still makes acts as the office for the landlord. In one sense, Keyah is not a landlord. But for the purposes of Urban Sherpa and its database, Keyah is the only entity apartment renters can/need to deal with to rent a Sackman apartment. As a result, even though they act as a landlord, they are technically a broker as well and therefore can legally charge tenants a broker fee at the lease signing. Generally speaking, many of the uptown apartments from this landlord can be rented with only a one month fee. While it may be frustrating at first - we recommend you think of the fee as simply a cost of the total apartment.
Are only No Fee apartments listed on Urban Sherpa?
Urban Sherpa is offering its users the most comprehensive list possible of available apartments. In doing so our database includes apartments that may require renters to pay a broker's fee. While a majority of the listings are truly No Fee, there are many great apartments that have exclusive broker's and the only way to rent such apartments is to work with that broker.
I saw an apartment from Abington Properties that I really like. If I want to rent it, what should I do next?
Abington Properties, as many other landlords in New York City, does not hold apartments, or take them off the market, until leases are signed and all of the checks are with the landlord. So if you've seen an apartment from Abington and you're ready to rent it, you should either download their application from our site, or from their site immediately and follow the "How to Apply" instructions. Fill out their application and make sure they have all of the paperwork necessary for them to make a decision. Follow up with them to make sure they have EVERYTHING. Follow up with them the next day - as they tend to make application decisions quickly. As soon as they tell you you've been approved you'll want to get the checks and go sign the lease AS SOON AS POSSIBLE. Remember, they won't hold the apartment for you until the leases are signed and the checks are there. Good luck with your newly found no-fee apartment!
I want to see an apartment in a building from Beach Lane Management, but the super doesn't answer his/her phone. What should I do?
Beach Lane Management has a building Manager assigned to every building as well. You should be able to find the building manager's phone number on the building page or the apartment detail page itself from our website. If not, call us and we'll get it for you (212) 967-8000. I keep on calling this landlord and leaving voicemails for Solil Management, but no one ever gets back to me. What should I do?
This landlord's leasing office is often very difficult to get on the phone. KEEP CALLING OVER AND OVER AGAIN! They generally have great deals and have excellent buildings all over the city, but being a very large landlord they are often very hard to get on the phone. Unfortunately, no one in the entire city has a different number for their office. This is exactly how a broker would get you an apartment from them - calling over and over and over again.
I really want to see one of the apartments from this owner - can Urban Sherpa please set up an appointment for me?
