If the potential tenant has not been at their job for 2 years AND makes 45 times the rent, Abington will most likely require extra security deposit or pre-paid rent. They generally do not accept gaurantors out of the tri-state area - NO MATTER HOW MUCH MONEY THEY MAKE. The owner's application can be downloaded directly from their website and their application fee is $80 per person. Other documents that must be included are a letter of employment, a W-2, a pay stub, a tax return, and a bank statement. BEST APPLICATION STRATEGY: income, credit, job stability are the biggest priorities to this landlord. If your annual income is not 45 times the monthly rent, your FICO credit score is not over 700 and you have not been at your job for 2 years, expect to pay additional security. Having a non-refundable deposit or a signed lease are the only ways to secure an apartment.

I saw an apartment from Abington Properties that I really like. If I want to rent it, what should I do next?

Abington Properties, as many other landlords in New York City, does not hold apartments, or take them off the market, until leases are signed and all of the checks are with the landlord. So if you've seen an apartment from Abington and you're ready to rent it, you should either download their application from our site, or from their site immediately and follow the "How to Apply" instructions. Fill out their application and make sure they have all of the paperwork necessary for them to make a decision. Follow up with them to make sure they have EVERYTHING. Follow up with them the next day - as they tend to make application decisions quickly. As soon as they tell you you've been approved you'll want to get the checks and go sign the lease AS SOON AS POSSIBLE.
