Why does Algin Management charge a broker if they are a landlord?

Algin Management is the umbrella management company for a large New York City landlord. As a variation on the traditional business model for a management company, Algin has teamed up with an in-house exclusive broker and so all leases that go through its property's for any of its units also go through its "brokerage." As a result, anyone renting any apartments with Algin Management must also pay a broker fee. However, the good news is that because you're going directly to Algin Management without a "co-broker" involved, the absolute MOST you should have to pay is about a one month's fee OR 7.5% of a year's rent.
